Booking Terms and conditions


Your contract is with Sue and Neil Harris (“we”, “us” and “our” in these booking conditions) for the property known as Rhyd Gethin Barn. References to “you” or “your” are references to the person making the booking and all members of the holiday party.


Please ensure you have read, understood and agreed these booking conditions prior to booking your holiday with us.


Booking: A non-refundable deposit of 25% of the holiday rental is payable on confirmation of booking, on receipt of your deposit we will confirm the booking in writing and send through these terms and conditions. The balance of the cost of the holiday rental is due 56 days (8 weeks) before the start of the holiday. For bookings made less than 56 days before the start of the holiday full payment is due on booking.  If you fail to pay the balance in full and on time we may consider the booking cancelled. Provisional bookings are held for one day and confirmed on receipt of payment of the deposit or the full rental due.


Cancellation: If you need to make any changes to your confirmed booking, you must notify us by email or telephone as soon as possible. We will try to help as best we can. If you need to cancel (including medical and weather reasons) then no refund will be due. If we successfully re-let the property, we will reimburse you the balance less any costs. We would urge guests to take out Holiday Cancellation Insurance to cover these circumstances, this is not included in the rental. The insurance should include delay, cancellation or abandonment of your holiday in the event of closed or dangerous roads caused by adverse weather conditions in the UK.


We would not normally expect to have to make any changes to your booking, but sometimes problems occur and we do have to make alterations or, very occasionally cancel bookings. If this does happen, we will contact you as soon as is reasonably practical and inform you of the cancellation or the change to your booking and, if it is necessary to cancel your booking, we will refund the balance of any money you have paid us.


Arrivals and departures: In order that the property can be properly inspected and cleaned between guests the property will be available from 4.00pm on the day of arrival. The property should be vacated by 10.00am on the day of departure.


Occupancy: The maximum number of people occupying the property may not exceed 4. We reserve the right to refuse entry to a party larger than the agreed number.


Your Obligations:  We want you to treat Rhyd Gethin Barn as your own home but there are a few house rules we would ask you to observe.


You must take care of the property and its fixtures and fittings and leave it clean and tidy and in the same condition as at the start of your holiday. Any breakages or damage must be reported to the us and we have the right to request payment to cover the cost of repair or replacement.


Pets: are accepted, a maximum of two medium sized well behaved dogs are accepted at an additional cost of £20 per dog per stay, assistance dogs are welcome at no extra cost. Dogs are to be kept under control at all times and exercised under your supervision. Dogs are not permitted in the bedrooms or on the furniture and we cannot accept responsibility for their safety. Dogs are accepted on the condition that they are not allowed to foul in the garden areas and otherwise in the vicinity of the property. The dog owner will clean up any mess caused. Dogs must not be left in the property unsupervised as this can result in considerable damage to the property and distress to the dog. Failure to comply will render the contract terminated and you may be asked to remove the dog from the premises.


Complaints: The description of the property and its facilities has been made in good faith. If you have a problem or cause for complaint, please contact us immediately so that it can be remedied as soon as possible.


Access: We, the owner shall be allowed access to the property at any reasonable time for essential maintenance or annual Visit Wales inspection. Wherever possible this would be by prior arrangement.


Security deposit: A Security Deposit of £100 is required in addition to the advertised rental, this will be returned to you within 14 days from departure unless the cottage has been left in an unacceptable condition. Charges for these liabilities will be deducted from the Security Deposit - an account will be sent to you after your holiday and any refund will be returned. If the costs exceed the Security Deposit, an invoice will be sent to you. These costs include loss of keys, breakages etc which must be reported to us before departure.


Smoking:  Rhyd Gethin Barn is strictly non smoking


Lost property: we regret that we cannot accept responsibility for any lost property left behind at the end of your stay. Whilst we will make every effort to return lost property this will only be done on receipt of full payment for the registered post involved. Items not claimed after 28 days will be disposed of.


Wi-Fi Access: We have no responsibility for, or control over, the Internet Services you access and do not guarantee that any services are error or virus free. We do not guarantee: the availability of the Service, the speed at which information may be transmitted or received via the Service, or that the Service will be compatible with your equipment or any software which you use. Whilst we take reasonable steps to ensure the security of the Service and to prevent unlawful access to information transmitted or received using the Service we do not guarantee the security of the information which you may transmit or receive using the Service or located on any equipment utilising the Service and you accept that it is your responsibility to protect your information and have adequate security (in terms of equipment and procedures) to ensure the security, integrity and confidentiality of your information and data. We reserve the right at all times to withdraw the Service, change the specifications or manner of use of the Service, to change access codes, usernames, passwords or other security information necessary to access the service.
